 Undivided's Assessment

50 West 30th Street holds up well on build quality. The 2017 FXCollaborative tower pairs a banded brick facade with a warm reclaimed wood lobby, and the residences carry finishes a step above the NoMad average: white oak floors, Miele and Bosch appliances, quartz counters with marble backsplash, and heated bathroom floors. Ceiling heights run above ten feet in many living rooms. At 55 units the building stays small enough that the HOA can function with real accountability, and I have sold a two bedroom with private outdoor space here, so I have seen firsthand that the construction and common areas deliver what the marketing claims.

The investment case rests on location and product quality rather than yield. NoMad is one of the more durable submarkets in Manhattan, and the building sits a short walk from Madison Square Park and the Flatiron District with Virgin Hotels New York City on the same block. The honest caveats are two. Taxes here are notably high and there is no abatement, and the boutique 55-unit scale means building costs are spread across fewer residences, which is part of why the per-unit carrying cost runs up, so total carrying cost deserves careful modeling before any offer; on a recent two bedroom resale the tax bill alone exceeded the common charges. 

The building also went through the premium decay that follows most new developments: prices have come down from the original sponsor pricing to track the neighborhood, and that premium is now largely absorbed, so future appreciation will move with NoMad rather than outpace it. Layout is the other variable that matters. Some lines are excellent and some are not. The B line in particular has a small living room, and at roughly two million dollars a buyer can find stronger options elsewhere, so picking the right line is the difference between a good purchase and an average one.
